Got a low construction quote? It Might NOT be the Most Economical

How is Prithu’s quote of 2,480 per sq. ft. more economical than another builder’s 1,700 per sq. ft.

A few months back we published a well-researched article called “Step by step guide to compare price quote of builders”, which you can go through here. The article explained how to compare construction quotes and specification annexures by different builders in terms of both measurable factors (cost of fittings per bathroom, modular kitchen inclusion/exclusion, etc.) and non-measurable factors (quality assurance practices, transparency, ease of communication, etc.).

The aim was to help anyone who was in search of a builder in the unorganized turnkey home-construction market of India. The article concluded with a challenge and a cash reward of 1 lakh for anyone who could find a builder who quotes lesser than us for the same specifications, quality and experience.

Mr. Ahuja and his quest to find the best and the cheapest builder for his home.

After reading that article one of our clients, Mr. Ahuja (name changed*) from Gurgaon, decided to take the challenge as he was already in the process of meeting and getting quotations from different builders. He finally came up with a construction quote from one builder, whom he thought was decent in terms of price and quality. For the sake of simplicity, we’ll call him Builder A. No wonder, the quote looked competitive at the first glance. For Mr. Ahuja’s 520 sq. yards plot, Builder A gave an estimated construction cost of Rs 1700 per sq. ft.

*The name of the client is changed because of our non-disclosure policy. We do not share any information of our clients with any third party.

Process of Customised specifications and Costing with Mr. Ahuja.

Our home consultant then sat down with Mr. Ahuja, understood his aspirations & requirements from his new home and started calculating the exact cost of construction. All this was done through an in-house, pre-coded sheet which makes it easier to play with different home specifications and arrive on the most suitable one. Within a period of 15 to 20 minutes, they reached on a concrete home construction cost of Rs 2,480 per sq. ft.

Our approach to arrive at the costing is completely different from that of Builder A, or for that matter any other builder. Rather than pushing a price point (as done by builder A) and saying that Rs 1700 per sq. ft. can get you a particular set of specifications, we create fully customized costing which is different for every family

What followed was a point-to-point specifications comparison.

Our home consultant then did a point-to-point study of Builder A’s specifications and compared them with ours. Overall, there were 37 easily measurable differences of products and services which we were providing over and above Builder A, and thus, more value than him.

If you don’t even know what all is available how will you shortlist the best for your home?

When Mr. Ahuja got a quote from Builder A he thought that, in 1700 per sq. ft., he will get a complete, ready-to-move-in, good quality home. But after we did the comparison activity he realised that he was missing out on a lot of things which he actually wanted in his home and which were not even mentioned in the specification sheet of Builder A.

On the other hand, our quote and specifications were derived after detailed discussions and deliberations with Mr. Ahuja and therefore it closely represented what he actually wanted in his home. There was not a single point in our specification annexure which was not according to his liking.

Even though our quote was more than Builder A, in reality we were cheaper!

On paper it seemed that our quote was costlier than Builder A but if Mr. Ahuja were to remove all the additional specifications, 37 points in total, which we were providing over Builder A, our quote was actually lower than him.

The only difference was in ours and Builder A’s perspective and their definitions of a complete home. Our aim is always to provide the best version of a home to our clients with the specifications which are best suited for them. So that they have to undergo the least amount of efforts and modifications while moving-in.

The Comparison activity was still not over yet.

Till now we had compared only the measurable points which were mentioned in Builder A’s specification sheet. Now, we started to compare the benefits which were only being provided by us. These were nowhere mentioned by Builder A.

For example, one of the most dreaded parts of the whole home building process is getting your designs sanctioned and getting other government approvals. It was clearly mentioned in Builder A’s agreement that it was solely the owner’s responsibility to get approvals. This alone can waste around a month’s of your time, not to mention the additional stress you will have to go through.

Case closed, the deal too!

After looking at the detailed comparison between ours and Builder A’s specifications, Mr. Ahuja was convinced that not only we were less expensive than Builder A but we were also far better in terms of overall services and ease of communication. The deal negotiation is therefore in the final stages and will be closed in the coming days.
