The above areas are based on certain assumptions (given in the table below) to simplify the calculation of quote. Key assumptions are regarding the full consumption of FAR, area of balconies, size of staircase & lift shaft, size of UG tank & RWH etc. Final Price will be adjusted based on the actual areas post finalisation of the floor plan.

Compounding and post completion certficate area has not been considered in the above areas. If client wants them to be added to contract, they would be done post drawings finalisation since estimating area for them is difficult without drawings. Per sqft rate for compounding area is same as that for covered area.

Selecting a builder is a huge financial decision. So, it is obvious that you might want to compare the prices of two different builders.
Challenge is that comparing the specifications of two builders is not easy. People generally only check the finishing items in specifications like Italian marble, the value of bathroom fittings, the brand of steel used etc. However, the real points which impact the real quality of a home and ensure that there are no disputes between you and the builder are different.
