Floor Area Ratio (FAR) calculation for plot in Faridabad as per local Building Bye Laws

Step 1: Check the Floor area ratio (FAR) for your plot in Faridabad from the table below. If you have the plot size in sq. yards then make sure to convert it to sq. m by multiplying it by 0.83. The table shown below is only applicable for plots in Faridabad.

Step 2: To take an example, say, your plot size is 200 sq. yards. Convert 200 sq. yards to sq. meters by multiplying it by 0.83. After conversion 200 sq. yards comes out to be 167 sq. meters.

For a 167 sq. meters plot in Faridabad the Real FAR is 145 and Total FAR after considering the purchasable FAR is 198 (as checked from the table).

FAR = (Total area of all floors * 100)/ Plot Area

Therefore, Total area of all floors = (FAR*Plot Area)/100

Total area of all floors for a 200
sq. yards plot in Faridabad

= (200*198*90/100)
= 3564 sq.ft.

Step 3: If you are planning to consume the full FAR of your plot in Faridabad then according to the Faridabad Bye Laws you can only build 4 floors. Therefore the per floor coverage area comes out to be 3564/4 = 891 sq. ft.

Practical application of FAR

The most practical way of defining the concept of Floor Area Ratio (FAR) is through an example. FAR of 100 means that as a homeowner you can build a one story building on your plot or a two story building on half your plot. FAR of 200 means that you can build a two story building on your plot or a four story building over half of your plot, and so on.

How does defining the FAR of a city benefit its citizens?

Every city is just like a structure and therefore is constrained by the capacity it can withstand. If you go beyond this capacity then it can lead to various issues. FAR defines this load bearing capacity for a city to maintain general well being of the citizens based on a lot of factors such as ability to cope with natural disasters, etc.
