Check the Floor area ratio (FAR) for your plot in Noida from the table below. If you have the plot size in sq. yards then make sure to convert it to sq. m by multiplying it by 0.83. The table shown below is only applicable for plots in Noida./p>

Area of Noida Plot (sq. meter) |
Max. Ground Coverage % |
FAR |
---|---|---|

Below 50 | 75 | 180 |

Above 51 to 75 | 75 | 180 |

Above 201 to 300 | 75 | 180 |

Above 301 to 400 | 65 | 180 |

Above 401 to 500 | 65 | 180 |

Above 601 to 750 | 60 | 150 |

750 and Above | 60 | 150 |

To take an example, say, your plot size is 300 sq. yards. Convert 300 sq. yards to sq. meters by multiplying it by 0.83. After conversion 300 sq. yards comes out to be 250 sq. meters.

For a 250 sq. meters plot in Noida the FAR = 180 (as checked from the table).

Therefore, Total area of all floors = (FAR*Plot Area)/100

(Factor of 9 has been used to convert plot size from sq. yards to sq. ft.)

If you are planning to consume the full FAR of your plot in Noida then according to the Noida By Laws you can only build 3 floors. Therefore the per floor coverage area comes out to be 4860/3 = 1620 sq. ft.

**Note:** Balconies, Stilt Parking, Basement, Lift Shaft & Mumty are excluded from Floor area ratio (FAR) calculations according to the Noida Building Bye Laws. This list is not exhaustive and certain areas may get added during finalisation of drawings

The most practical way of defining the concept of Floor Area Ratio (FAR) is through an example. FAR of 100 means that as a homeowner you can build a one story building on your plot or a two story building on half your plot. FAR of 200 means that you can build a two story building on your plot or a four story building over half of your plot, and so on.

Every city is just like a structure and therefore is constrained by the capacity it can withstand. If you go beyond this capacity then it can lead to various issues. FAR defines this load bearing capacity for a city to maintain general well being of the citizens based on a lot of factors such as ability to cope with natural disasters, etc.
